Fire safety in shared buildings

Living in a taller building

If you live in a taller building, there are additional fire safety responsibilities which we need to comply with. These include ensuring that essential fire safety features are in place and communicating key information with you about roles and responsibilities.

Taller buildings are more likely to house larger numbers of people and will take more time to evacuate in the event of a fire, this is why ensuring that fire safety measures are in place is especially important.

Buildings over 18m (and/or 7 storeys)

Buildings over 18m are covered by the Building Safety Act 2022, which came into effect after the tragic fire at Grenfell Tower. They are referred to as ‘high-rise residential buildings’ in the legislation. 

The law requires us to identify the principle accountable person (PAP) for a high-rise building, who will have key responsibilities in relation to fire safety. It also requires us to identify any other accountable person (AP) who may also be involved in fire safety arrangements relevant to the property.  

The following buildings are over 18m:

  • Duke House, Swindon (we are an accountable person; the principal accountable person is Alternative Income Limited).
  • Kimmerfield Court, Swindon (we are the principal accountable person; Swindon Borough Council is also an accountable person).
  • Wave Close, Walsall

There are three properties at Wave Close where we have fire responsibilities:

  • 9-48 Wave Close, Walsall (we are the principal accountable person)
  • 49-91 Wave Close, Walsall (we are the principal accountable person)
  • 135-173 Wave Close, Walsall (we are an accountable person; the principal accountable person is Art One (Walsall) Limited).

If you live in one of these properties, we must make sure you are provided with important information about your property.  We will write to you annually to confirm this but you can contact us at any time and we will send it to you directly.  

Buildings over 11m 

Buildings over 11m are covered by the Fire Safety (England) Regulations 2022. For these properties we have additional fire safety responsibilities, including a requirement to carry out annual checks of flat entrance doors and quarterly checks of all fire doors in common parts. The following properties are over 11m:

  • Shannon’s View, Walsall
  • Booth House, Swindon
  • Exchange House, Staffordshire
  • Boulevard Walk, Walsall
  • Wollaston Court, Walsall
  • Deens Court, Herefordshire
  • Fairview Court, Walsall
  • Vicroft Court, Coventry
