Affordable Homes are now standing on deconsecrated church land, which had become a magnet for anti-social behaviour, in a Redditch suburb.
Our housing scheme in Winyates is known as St Gregory’s in recognition of the catholic church which once stood on the site and closed its doors in 2005.
We are leading on the St Gregory’s development which will deliver 12 homes for social rent while 13 properties will be made available under a shared ownership scheme once construction is complete.
Mike Nolan, our Head of Development at GSA said: “I am pleased to say that construction is progressing well with significant progress made since the start of the year. The first stage of construction included the demolition of the church building followed by clean up and levelling of the site. Highways and utilities infrastructure has been installed and more recently exteriors have been finished for most of the homes.
“As well as providing much needed social homes, we are creating opportunities for would-be homeowners to take their first step on the property ladder by releasing some of our homes in Winyates through a shared ownership scheme.”
The development is being built by our in-house construction team using prefabricated timber panels supplied by LoCaL Homes – an award winning, low carbon manufacturing facility based in Walsall.

“Construction is rarely straightforward and, collectively as a team have overcome many challenges to make progress with this site. We have also built good relations with out neighbouring residents and given back with social value through our subcontractors.”
Now the exterior of the homes at have been completed for 21 of the 25 homes at St Gregory’s to be followed with the commencement internal works shortly.
Redditch MP, Chris Bloore visited our St Gregory’s development last autumn and recently returned to the site to be briefed on construction progress. The first handovers to customers are set to take place at the scheme in early 2026.
Commenting on his second visit to the St Gregory’ development, Redditch Chris Bloore MP said: “I’m delighted to see St Gregory’s in Winyates transformed from a site that once symbolised neglect and anti-social behaviour into 25 high-quality, affordable homes - 12 for social rent and 13 for shared ownership. These energy-efficient, low-carbon homes will give local families the dignity, security and lower heating bills they deserve, while helping tackle the climate crisis. This development proves we can deliver both the housing Redditch needs and environmental responsibility
The Redditch MP also visited the £35million regeneration project, spearheaded by GSA, which is transforming disused industrial sites and a former social club into a thriving community of 175 affordable homes near the town’s rail station.
Chris Bloore MP said: “GreenSquareAccord’s £35 million regeneration near our railway station is rebuilding pride in our town and ensuring more people have a warm, affordable home they can be proud of.”
Sustainability is at the heart of our regeneration project with 12 innovative virtually plastic-free homes on Edward Street alongside cycle storage and electric vehicle charging points available at the completed schemes named Victoria Works and Passingham Place.
Clive Works, fourth and final phase of our regeneration project, recently attained planning approval to provide 72 social homes on land where a needle factory once stood.
