We delivered 121 new social and affordable homes last year across six sites and three locality areas.
In 2024/25, we proudly handed over keys to new customers at the following developments:
• Somerford Place, Willenhall
• Bonnington Walk, Bristol
• Airfield House, Warwickshire
• Springvale, Wolverhampton
• Victoria Works, Redditch
• Oakfield Campus, Swindon

In February, we celebrated the 1,000th home start on site through our current Strategic Partnership 2 funding programme."
We continue to work with Homes England and our partners in the Matrix Housing Partnership to deliver new homes across the West Midlands and South West England.

The Matrix Housing Partnership, led by GSA, has delivered 1000 home starts since being awarded a second round of funding in 2021
Looking ahead to 2026/27, we anticipate delivering approximately 250 new homes across our areas of operation.
We are continuing to progress our development programme and started on site at four new projects during the year and have recently appointed contractors for the following schemes:
Clent Way, Birmingham
Working with Harper Group, this scheme will deliver 12 new social homes in Bartley Green, South Birmingham. The development will transform underused garage sites into a mix of:
- Eight two-bedroom houses
- Three three-bedroom houses
- Two one-bedroom bungalows
Enville Street, Stourbridge
In partnership with Stourbridge Community Land Trust and Harper Group, we are delivering 22 one-bedroom apartments. This town centre development will both address local housing need and transform a currently underused site into a vibrant community.
Clive Works, Redditch
TR Partnerships have been appointed to deliver 72 high-quality social homes, comprising one- and two-bedroom apartments, on the site of a former needle works.
Two further projects at North Road, Telford and Semmington in Wiltshire have also been approved and will be commencing on site later this year.
