The standard ensures that social housing properties are safe, well-maintained, equipped with reasonably modern facilities and services, and maintain a comfortable temperature.
Decent Homes Standard
The government’s Decent Homes Standard sets minimum requirements that all social housing properties must meet.

Our approach to the Decent Homes Standard
How we check that your home meets the Decent Homes Standard
In 2024/25 we started a programme to ensure we get into all homes every five years to assess their condition and help us plan improvements. This is called a stock condition survey. We'll contact you to arrange an appointment when your home is due.
During our visit, we’ll check the condition of your:
- Kitchen
- Bathroom
- Heating system
- Electrical wiring
- Windows and doors
- Roof
- Fences and gates.
Our surveyors gather information on the age and condition of these components, and we record this in our stock condition database.
We’ll let you know if any upgrades are needed and arrange the work for you.
How we prioritise upgrades and improvements
We use information from our stock condition surveys, along with feedback from our trade operatives, to prioritise upgrades and improvements where they’re needed most.
